How self build can deliver your grand design and even a healthy profit

According to the National Self Build Association, there are 6million people in the UK who want to build their own home and 1million have already started the planning process.

Make no mistake, self-build is a tougher task than buying a home from a developer or another owner, but becoming a self-builder has got easier in recent years, especially since the government launched a  £30m fund to boost the sector in 2011.

We reveal how to build your own home below.

Why self-build?

Depending on where you live in the UK, your main choices when buying a house in the UK are likely to be a fairly standard new-build, or an older building dating back to the Victorian era and beyond.

Either way, you may come across issues, such as space or poor energy efficiency and face inheriting a previous owners’ problems, such as damp or poor decorating choices.

One way of mitigating that is to renovate, but it may be expensive to pay for such changes once you have already shelled out for a deposit and stamp duty through the traditional route – especially as high house values and stubborn sellers mean the cost of renovating plus some profit in reward for your efforts is rarely built in to asking prices.

However, by constructing a self-build property you could ensure it is energy efficient and as big or  small as you want it from the start.

You will also be able to stamp your own design and tastes on the property.

According to Kevin McCloud, TV presenter and founder of sustainable property developer Hab Housing, much of the housing stock in the UK is made up of ‘identikit Noddy houses built at the lowest possible cost.’

He explains: ‘The government sees self-build as a solution to the housing crisis. Self-build is greener and empowers people more. It can create communities and makes houses a reflection of their owners.’

Living in a flatshare fun or stressful?

Until today I’m happy about my flatmates, I share my apartment with other three, sometimes we hang up together, we spend time at home and I never had an issue concerning house cleaning, which is for me the first thing, specially when you share the flat so every week in turn we clean the flat: simple. Back in years I had trouble with other flatmates, specially after a couple of month you spend living with new people turns up they don’t clean after themselves and  you are doing most or all the cleaning which leads a great amount of stress and anguish.

When I speak with other people in flatsharing they always have the same type of problem so for sure I could put this problem as first when you share a flat.

Another thing I don t understand is, why talking with others seems there are all as me, have my same attitude then I always ends up with the wrong people?

Anyway, a great solution for solving all the house cleaning issue could be Mop  ( www.wearemop.com ) with an online booking service for trusted, pre-checked cleaners, with no commitment to a contract. All cleaners are interviewed, reference checked, and given a cleaning test (I love this!) before they start to work for Mop and there’s an insurance policy in place to cover your property and liability too, giving you complete peace of mind.

Landlords software

Owning a property here must be rewarding but quite challenging too, finding new tenants, house repairing, collecting rent, addressing needed repairs payments specially here in London either If you own your own property management business or you are just a landlord with one or more properties.

Many landlords don’t want to pay someone else to manage their properties they want to do it on their own, but they do not like the stress of organizing  tenants and financial records, ( of course, who does?)
Rental property software helps the landlord to be able to manage their own properties, and to save money that they would spend on property management. BigRoof’s system helps landlords to keep track of which tenants paid their rent or not if there is any arrears, how much money the landlord is earning and how much is spending. The landlord also can use the software to create forms such as rental applications, leases, and renter’s insurance forms. This simplify and organizes much better the online property management.

Buying a property in London

The number of sold properties has been the highest since 2007 even though today the mortgage lending is a serious slump. Consider that in 2007 the banks were lending £350  bn a year to pump into the market. But over the last few years lending has fallen off a cliff. In 2012 the banks were landing around 150 bn, less than half, so where’s all the money coming from to make the dream come true?
